Refund Policy This is a professionally managed private residence. While every effort is made to ensure a smooth stay, minor issues or inconveniences (including but not limited to Wi-Fi performance, noise, appliance resets, weather conditions, neighboring activity, shared amenity interruptions, or brief utility outages) do not constitute grounds for refunds. Any issue must be reported promptly and within 24 hours of discovery via Airbnb messaging so we may attempt to address it during the stay. Issues not reported within this timeframe will be considered resolved. Refunds are considered only for material, unresolved issues that substantially impact the habitability of the residence and cannot be remedied within a reasonable time. Security The property is located within a building with 24-hour security. Occupancy & Visitors Only the guests listed on the reservation are permitted in the residence or on the property at any time. Daytime or overnight visitors are not permitted unless they are included in the total guest count at the time of booking. If you plan to have visitors at any point during your stay, they must be included as guests on the reservation. Example: If four guests are staying overnight and two additional guests will visit during the day, the reservation must be made for six guests. Unauthorized guests or visitors may result in immediate cancellation of the reservation, removal from the property, and additional fees, as permitted by Airbnb policy. Weddings & Events This property is intended exclusively for private vacation stays and may not be used as a venue for weddings, elopements, vow renewals, proposals, ceremonies, receptions, engagement celebrations, rehearsal dinners, parties, photo shoots, commercial filming, corporate retreats, or any other organized event. This prohibition applies regardless of the number of participants, including events involving only the registered guests staying at the property. Reservations made for the purpose of hosting or participating in any such event may be canceled without refund, and guests may be required to vacate the property immediately. Smoking No smoking or vaping is permitted anywhere inside the residence or in any common areas, including balconies or patios (if applicable). A $1,000 fee will be charged for any evidence of smoking or vaping, including smoke odor, ashes, cigarette butts, burn marks, or tampering with smoke detectors, in addition to any costs required for remediation, deodorization, or damage repair. USPS Mailbox Guests do not have access to the USPS mailbox for this residence. Mail delivery and package retrieval through the USPS mailbox are not permitted. Third-Party Services Guests may not schedule or permit third-party service providers—including but not limited to private chefs, caterers, bartenders, event planners, florists, photographers, videographers, musicians, massage therapists, cleaners, tour operators, grocery delivery services, or similar vendors—to enter the property without the host’s prior written approval. Maintenance & Emergency Access As this is a short-term lodging accommodation, the host or authorized service providers may access the residence as necessary to address emergency repairs, safety concerns, or prevent property damage. Where permitted by law, such access may occur without advance notice. For non-emergency maintenance, reasonable notice will be provided whenever practicable and in accordance with applicable state and local laws. Enforcement These rules are strictly enforced to maintain a quiet, secure, and professionally managed environment. Violation of these House Rules may result in cancellation of the reservation without refund, immediate removal from the property, additional fees for damages or violations where permitted, and reporting to the booking platform.
